South Austin

Buda · Kyle · San Marcos · South Austin (78745, 78748, 78749)

The same house for meaningfully less money. Kyle's median is $291,807 against Austin's $549,636, not because the houses are worse, but because you're 20 miles further out on I-35. The question is whether that drive is worth roughly $250K to you.

Redfin, three months ending August 2026.

Kyle is the cheapest and slowest-moving at 78 days. In plain terms that's a buyer's market: more choice, more time and sellers who will talk about price. Buda holds about $107K above Kyle for a shorter commute and a better-regarded downtown.

City by city

Buda

$399K

The better-located half of the pair. 15 miles to downtown, a walkable downtown that has genuinely improved, Hays CISD and older neighborhoods with trees.

Watch out: Only 59 sales last quarter. When the right house comes up, move on it.

Kyle

$292K

The metro's affordability answer: 251 sales, 78 days on market, with most activity in Plum Creek and the 21 corridor. Under $325K and need three bedrooms? This is your best shot.

Trade-off: Heavy new construction is exactly why it's cheap, and exactly why it's slow.

San Marcos

A different market. Texas State makes it a rental-investor market more than an owner-occupant one, and student housing distorts pricing.

Best for: Buying to rent. Harder if you want a quiet street.

South Austin proper

78745, 78748 and 78749, inside the city limits and south of the river. Prices land between Buda and Austin's overall median.

Best for: Austin ISD or an Austin address without the central-Austin price.

What buyers get wrong down here

Underestimating I-35.Kyle to downtown is 30 minutes at 10am and 70 at 8am. Test-drive your actual commute at your actual commute time. It's the most common regret in South Austin.

Missing the flood maps.Parts of Buda and Kyle sit in or near the Onion Creek and Plum Creek floodplains. Check the FEMA map and the elevation certificate, and ask whether the street has flooded.

Not checking what's next door.Kyle still has large undeveloped tracts. The greenbelt behind your lot may be someone's Phase 4. Pull the plat.

Assuming Hays CISD is uniform.Quality varies significantly by campus. The specific school tells you more than the district name.

Off-peak to rush hour. I-35 is the only real route, which is the whole risk of buying south.

Is south worth the drive?

If your budget is the binding constraint, yes. Nowhere else in the metro gets you this much house. If you'll resent the commute by month three, it isn't, and I'd rather tell you that now.
