North Austin

Round Rock · Cedar Park · Leander · Georgetown · Pflugerville · Hutto

The metro's default answer: the best-rated schools, the most inventory, the strongest resale history and the shortest commute to the tech corridor. It's also the priciest direction outside the Hill Country.

Redfin, three months ending August 2026. Cedar Park and Leander as of July 2026. Austin proper for comparison: $549,636.

Cedar Park is the only city rising meaningfully, and the fastest-selling. Pflugerville fell hardest at 8.5%, and Hutto takes nearly three months to sell. Both mean room to negotiate.

City by city

Round Rock

$384K

The anchor. Dell's headquarters, a real downtown and Round Rock ISD. Now cheaper than Leander and Georgetown, and the 4.1% drop is an opening.

Watch out: Some addresses are zoned to Pflugerville or Hutto ISD. Verify the school first.

Cedar Park

$520K

The premium. Leander ISD and a deep mix of suburban retail. Homes sell in 46 days and 17% go above list.

Watch out: The least negotiating room. Be pre-approved before you tour.

Leander

$421K

The new-construction capital: more square footage per dollar than anywhere else up north, plus the north end of the MetroRail line.

Watch out: Your resale competes with incentive-loaded builder homes.

Georgetown

$420K

The most sales in the metro at 674. One of the best historic squares in Texas, and Sun City keeps the market steady.

Watch out: The commute is real: 30 miles to downtown Austin.

Pflugerville

$361K

The value inside North Austin, down 8.5%. Closer in than Georgetown or Hutto, with strong Hispanic and Asian communities.

Trade-off: Pflugerville ISD rates below Round Rock and Leander.

Hutto

$335K

Furthest out and cheapest. Homes take 85 days, up 33 from last year: the clearest buyer's-market signal up north.

Watch out: Hard resale if you need to move within two years.

What buyers get wrong up here

Assuming city equals school district.Round Rock, Leander, Pflugerville and Hutto ISDs cross city lines. Two houses on one street can feed different high schools.

Ignoring MUD taxes.Much of Leander, Hutto and north Pflugerville sits in Municipal Utility Districts, adding 0.5–1.5% to your tax rate: $2,250–$6,750 a year on a $450K house. Always ask for the full rate.

Buying the builder's first phase.Early phases price low, then get undercut when the builder discounts later ones. Ask what's left to build.

Off-peak to rush hour. I-35 north is the constraint. The 45 and 183A toll roads buy back real time if you'll pay for them.

Is north right for you?

If schools and resale are your top two priorities, north is almost always the answer. If your budget is under $350K or you want land, look south or west first.
