01 · Overview

Where it is & what it feels like

Kyle sits on I-35 about 22 miles south of downtown Austin, between Buda and San Marcos. Its old downtown square, with City Square Park, the water tower and the historic depot, is still the heart of the town, and new shopping has grown up along I-35 and Kohler's Crossing.

Growth is the story. Kyle has more than tripled since 2010, mostly through master-planned neighborhoods like Plum Creek, 6 Creeks, Anthem and Crosswinds. That means lots of choice and builder incentives for buyers, but also construction traffic and new-growth taxes.

02 · Homes

What you'll find here

The housing stock

Mostly homes built after 2000. Plum Creek (golf course, trails, mixed-use) runs about $280K–$550K+. 6 Creeks, with its big lots and Hill Country feel, runs $350K–$800K+.

Anthem ($300K–$675K+) and Crosswinds ($270K–$725K+) are newer builder communities with amenity centers. Waterleaf is one of the lowest entry points at about $250K–$420K+.

Kien's tip: Kyle has a lot of builder inventory, so resale sellers compete with incentives like rate buydowns. Get quotes on both. A 2–3 year old resale with blinds, fences and landscaping done is often the better deal.
