Where it is & what it feels like
Downtown Austin runs from Lady Bird Lake up toward the Texas Capitol, with Rainey Street's bungalow bars on its southeast edge. It's the densest, most walkable part of the city, with towers like The Independent, 70 Rainey and the Four Seasons and W Residences.
After the 2021–2022 run-up and a 2023–2024 correction, the downtown condo market has become more buyer-friendly, and prices now vary a lot by building, floor and view.

Kien's tip: Many downtown buildings are 'non-warrantable,' which limits loan options and can require 20–30% down. I'll check a building's financing status and HOA health before you fall for a unit.

What are HOA dues downtown?
Usually about $600–$1,500 a month; hotel-branded residences like the W and Four Seasons can run $1,200–$2,200.

Is it a good time to buy downtown?
