Where it is & what it feels like
Allandale is a north-central Austin neighborhood in ZIP 78757. It runs from MoPac on the west to Burnet Road on the east, and from 45th Street on the south to West Anderson Lane on the north, with Shoal Creek Boulevard cutting through the middle. The land was part of an 1841 Republic of Texas grant to George W. Davis, and the Davis family cemetery on Vine Street is now a Texas Historical Cemetery. Most of the houses went up in the 1950s and '60s.
Across Burnet Road is Crestview, Allandale's neighbor in the same ZIP. Crestview was built in the 1950s and early '60s on a former dairy farm, and its homes tend to be smaller and a little less expensive; it also has the Crestview MetroRail station at Lamar and Airport. Buyers often shop the two together, and Burnet Road between them has filled in with restaurants, coffee shops and new condo buildings.
What you'll find here
The housing stock
Most of the housing is 1950s and '60s single-story ranch and mid-century homes, many brick, with roughly 1,400–2,200 sq ft on lots that are generous for central Austin. Some original homes have been remodeled or expanded; others have been replaced with two-story new construction, which usually sells at the top of the range.
The Burnet Road and Anderson Lane edges have newer condos, townhomes and small mixed-use buildings, the lower-cost way into 78757. Prices run from roughly the mid-$300Ks for condos to $2M+ for new builds, with original ranch homes mostly in the $700Ks to $1.1M.

Kien's tip: Shoal Creek runs through Allandale, and the 1981 Memorial Day flood hit this area hard. Before you write an offer, check the address on the City of Austin floodplain map (ATXfloodpro) and ask for the seller's disclosure and any elevation certificate. Two houses on the same street can have very different flood-insurance costs.

Schools
Austin ISD. Most of Allandale is zoned to Gullett Elementary and the southern end to Highland Park Elementary; under the 2026–27 feeder pattern both feed Lamar Middle and McCallum High. None of these campuses were on the 2025 closure list.
| Level | School(s) | Note |
|---|---|---|
| Elementary | Gullett ES / Highland Park ES | By address. TEA 2025: both A |
| Middle | Lamar Middle | Feeds McCallum; check the current TEA rating at TXSchools.gov |
| High | McCallum High | TEA 2025: A; known for its fine arts program |
Zoning is set by street address, and AISD is still redrawing boundaries (Phase 1 for 2027–28, districtwide changes planned for 2028–29). Crestview addresses generally go to Brentwood Elementary, then Lamar and McCallum. Confirm any address with Austin ISD's school finder.
What would I pay each month?
Most of Allandale has no HOA, so the monthly cost comes down to the mortgage, property taxes of about 2.05%, and insurance. Near Shoal Creek, flood insurance can add a meaningful amount.
Estimate only. Rate default reflects the ~7% national 30-yr average (Freddie Mac, Sept 2026). Tax rate is the 2025 combined Austin/Travis County/Austin ISD rate (~2.05%) before homestead exemptions. Flood coverage is extra and varies by address. PMI not included.
