Hyde Park
Austin's first planned suburb, laid out in 1891 along the streetcar line north of UT: shaded lettered avenues of bungalows and Victorian cottages, two National Register historic districts, and walkable corners on Duval Street and Speedway.

Where it is & what it feels like
Hyde Park sits just north of the University of Texas. The original neighborhood runs from 38th Street to 45th Street between Guadalupe Street and Duval Street. The wider Hyde Park planning area continues north to 51st Street and east to Red River, and that northern section (45th to 51st) is often called North Hyde Park. Developer Monroe Shipe opened Hyde Park in 1891 as a streetcar suburb, and most of its houses went up between the 1920s and mid-1930s, which is why the streets feel so consistent today.
Day to day, Hyde Park is a grid of narrow, shaded streets lettered Avenue A through Avenue H, plus Speedway. The corners have small businesses, including a grocery that has operated since 1909, a bakery and coffee house at 43rd and Duval, and a bookshop in a former post office. UT, the Guadalupe corridor and North Loop are a short bike ride away. Much of the neighborhood falls under a city local historic district and conservation zoning, so exterior changes, additions and new builds go through review. Understand those rules before writing an offer.
What you'll find here
The housing stock
The core of Hyde Park is early 20th-century housing: Craftsman and Tudor-style bungalows, a few surviving 1890s Victorian and Queen Anne homes, and the masonry Tudor Revival cottages of Shadow Lawn. Most houses are one story, often 1,000 to 2,000 sq ft, on narrow lots. Many have been restored or expanded with rear additions and garage apartments.
Mixed in are 1960s–80s duplexes, fourplexes and small apartment buildings, plus newer condos along Speedway, Duval and the streets near UT. Entry prices can start with a condo, while restored historic houses reach seven figures. Inside the local historic district, about three-quarters of structures are "contributing," so demolition and major exterior changes need city approval.
Typical home
- Price range
- ~$300K (condos) to $2M+
- Size
- ~1,000 – 2,000 sq ft (houses)
- Built
- Mostly 1890s–1930s; infill since the 1960s

Kien's tip: Before you fall for a Hyde Park house, look the address up on the City of Austin historic district and NCCD maps. A "contributing" house in the local historic district needs city review for exterior changes, and demolition requires Historic Landmark Commission approval. That affects renovation budgets and timelines, so I check it with buyers before we write an offer.

Schools
Austin ISD. Most addresses in the original neighborhood feed Lee Elementary → Kealing Middle → McCallum High under the 2026–27 feeder pattern. AISD plans boundary changes for 2027–28 and later, so zoning can shift.
| Level | School(s) | Note |
|---|---|---|
| Elementary | Lee Elementary | TEA rating A (2026) |
| Middle | Kealing Middle | TEA rating A (2026); also hosts a magnet program |
| High | McCallum High | TEA rating A (2026); fine arts academy on campus |
Feeder per Austin ISD's 2026–27 feeder pattern. Some North Hyde Park addresses may be zoned differently, and boundary realignment is planned for 2027–28 and beyond. Confirm any address with Austin ISD's school finder and check ratings at TXSchools.gov.
What would I pay each month?
Inside Austin city limits with no MUD or PID, so the 2025 combined rate is about 2.05% (City, Travis County, Austin ISD, ACC and Central Health). Condo buyers should add HOA dues.
Estimate only. Rate default reflects the ~7% national 30-yr average (Freddie Mac, Sept 2026). Tax rate is the 2025 combined Austin/Travis County/Austin ISD rate (~2.05%) before a homestead exemption. HOA is $0 for most houses; condos have monthly dues. Older homes can cost more to insure. PMI not included.

It depends on the address. Much of Hyde Park is in a City of Austin local historic district: exterior changes to contributing houses need review, and demolition needs Historic Landmark Commission approval. NCCD zoning also sets size and setback rules.
Is Hyde Park a buyer's market right now?
As of September 2026, prices were down year over year and homes took about two months to sell, which suggests some room to negotiate. Well-kept historic houses still draw competition.
